Our standard lettings fee structure is as follows:-

*Based on a rent of £800 per week, 1 year tenancy, so £41,600 per annum

Administration Fees

  • £400 plus VAT for agreement fee (£200 plus VAT for renewal fees)
  • Inventory make fee: dependent of size of property - starting from £150 plus VAT
  • Inventory check out fee: depending on size of property - starting from £150 plus VAT
  • Inventory check in fees: depending on size of property – starting from £150 plus VAT
  • Tenant Referencing:  The Tenant to provide references. If you would like us to provide a reference report on the Tenant, the charge will be £40 plus VAT per Tenant or Guarantor.
  • Tenancy Deposit Scheme: £75 plus VAT per annum to register the deposit on your behalf with the TDS.

 

INFORMATION FOR TENANTS

There are NO administration fees payable by the Tenant.  

We would draw your attention to the following information:

RESERVATION FEE

You will be required to pay the equivalent of one weeks' reservation fee to reserve the property whilst referencing checks and paperwork is being prepared on the following basis:

This will be refunded to the Tenant in the event of

  • The Landlord withdrawing from the agreement
  • The Landlord and Tenant entering into a Tenancy Agreement (in which case the reservation fee   will be applied against the deposit)

This may be retained by the Landlord/Agent in the event that:

  • The Tenant provides false or misleading information to the Landlord/Agent which the landlord is reasonably entitled to consider in deciding whether to grant the Tenancy because this materially affects their suitability to rent the property
  • The Tenant withdraws from the agreement
  • The Tenant fails to take all reasonable steps to enter into a Tenancy Agreement

PLEASE NOTE THAT ACCEPTANCE OF A RESERVATION FEE DOES NOT CONSTITUTE A FORMAL CONTRACT BETWEEN THE LANDLORD/AGENT AND THE TENANT AND ALL TENANCIES ARE SUBJECT TO CONTRACT AND RECEIPT OF SATISFACTORY REFERENCES.

DEPOSIT

  • 5 weeks' rent will be taken as a deposit which will be registered under the Tenancy Deposit Scheme
  • 6 weeks' rent will be taken as a deposit which will be registered under the Tenancy Deposit Scheme for tenancies with a total annual rent payable of £50,000 or more.
